Malayambakkam is set to get its own dedicated IT Park, as the Tamil Nadu government moves ahead with plans to develop technology office space on three sites along the Outer Ring Road (ORR). The Chennai Metropolitan Development Authority (CMDA) has issued enter-upon permission for the project following a request from Tidel Park Limited, with Malayambakkam, Mannivakkam, and Vandalur all earmarked as part of this initiative.

For Malayambakkam specifically, 5.33 acres along the ORR stretch has been allocated for the IT park, with the land valued at ₹3 crore per acre — a figure arrived at through a detailed land valuation study covering the entire ORR corridor, carried out by global real estate consultancy Knight Frank. This puts Malayambakkam in good company alongside Mannivakkam (5.04 acres at ₹5 crore/acre) and Vandalur (0.5 acre at a steeper ₹8.05 crore/acre), each forming part of a coordinated push to build out tech infrastructure along this entire belt.

The bigger picture here is the state's effort to attract Global Capability Centres (GCCs) — the in-house global offices that multinational companies set up for specialized, high-value work. Tamil Nadu already hosts around 160 GCCs, accounting for roughly 10% of India's national count, and industry reports point to strong continued momentum: real estate firm CBRE has projected GCCs could lease as much as 62 million square feet of office space nationally between 2023 and 2025, with technology, engineering, manufacturing, and BFSI sectors expected to lead that demand.

Malayambakkam's IT Park isn't an isolated development either — it's one piece of a much larger ORR transformation. Thirteen state departments have collectively rolled out 59 projects covering 226 acres along the corridor, and authorities had even brought in a consultant to draft a detailed development blueprint for a 1-km stretch on both sides of the road, including identifying zones suitable for the Land Pooling Area Development Scheme (LPADS). That consultant has since been let go due to delays, though the broader corridor planning effort continues. Separately, the Tamil Nadu Industrial Development Corporation has also picked up 36 acres along the ORR for warehouse development, spread across Morai, Karungaracheri, Kummanur, Angadu, Periyamullaivoyal, and Minjur — signalling that this corridor is being developed as a mixed-use economic zone, not just an IT cluster.
